01

Start with the operating model, not the pitch

Map how the proposed branch would actually work before comparing brands. Ask who is responsible for licensing support, processing, underwriting communication, closing coordination, technology, marketing review, borrower-data access, and coverage when a leader is unavailable. Request written policies, not only verbal descriptions. Clarify which decisions are local, which are centralized, and how exceptions move through the organization. This turns a broad partnership conversation into specific responsibilities that can be evaluated.

02

Verify authority state by state

Use NMLS Consumer Access and the relevant state regulator to check whether the company or professional is authorized in the state at issue and whether public disciplinary information is available. NMLS guidance states that a branch filing identifies a branch manager and that the manager must meet the requirements of the states where the branch seeks licensure. A company record, an individual record, and a branch record are distinct checks. This page does not establish any person’s current licensing or authority in a particular state.

03

Put compliance questions in the decision record

Ask for the proposed compensation framework and have qualified legal or compliance professionals assess it before relying on it. Regulation Z restricts loan-originator compensation based on transaction terms, while Regulation X prohibits referral fees and unearned settlement-service fees. That makes referral sources, co-marketing, events, and CCI—Cultivating Centers of Influence—activities worth reviewing for documentation, actual services, and approval paths. A consultation can identify questions; it cannot replace the employer’s compliance review or legal advice.

04

Compare the branch plan on evidence

Build one comparison record for each option: target market, leadership access, workflow, approved marketing process, technology, expense responsibility, change-management process, and the measurements that would be reviewed after launch. Ask what evidence supports each claim, what remains unknown, and who can answer it in writing. If seven-figure production is a personal aspiration, treat it as a planning topic rather than a forecast or promised income. A sound decision can acknowledge uncertainty without filling it with assumptions.

The next step

Bring a proposed branch model, market questions, and written terms to a due-diligence consultation. The goal is a clearer decision record, not an employment offer, income claim, or approval guarantee.

Optional reply request

Ask for a reply before scheduling.

Share only the contact details needed for the team to respond. This stores a reply request; it is not a mortgage application, a financial-document upload, or a marketing subscription.

Questions, answered clearly

Know the boundary before you choose a time.

What should I verify before considering a mortgage branch partnership?

Begin with state-specific company, branch, and individual authorization; then compare written operating responsibilities, compliance oversight, technology and data practices, marketing approval, and documented expense terms. Verify each proposed activity with the appropriate state regulator and the prospective company.

Can a consultation confirm that I may originate loans in a state?

No. Authorization depends on the individual, company, branch, activity, and state requirements at the time. NMLS Consumer Access and the state regulator are starting points; an appropriately licensed representative and the responsible compliance team must confirm the final answer.

How should CCI activity be evaluated?

Treat CCI as relationship development, not an automatic referral arrangement. Define the activity, who pays for what, the services actually provided, the approval path, and the records retained. Regulatory and legal review is necessary where an activity could involve settlement-service referrals or compensation.
