Home purchase

Start with readiness, tradeoffs, and process.

Before discussing a specific mortgage, organize your expected time horizon, cash reserves, comfort with monthly obligations, property priorities, and questions about taxes, insurance, maintenance, and closing costs.

A licensed mortgage professional can explain available products and required disclosures based on your individual circumstances. A housing counselor can offer independent education and support.

FHA and VA

Program labels are not a substitute for suitability analysis.

FHA-insured and VA-guaranteed mortgages have distinct eligibility, property, insurance or guaranty, occupancy, and cost considerations. Ask a licensed professional to explain current requirements and compare the complete transaction—not one feature in isolation.

  • Ask which costs apply upfront and over time.
  • Ask how occupancy, property condition, and eligibility rules affect the path.
  • Ask what documentation is required and what can change before closing.
  • Ask for official disclosures and time to review them.

Refinance

A lower payment does not automatically mean a lower total cost.

A refinance can change the rate, term, payment structure, cash position, and total financing cost. Compare the complete new loan with the remaining path of the existing loan, including how long you expect to keep the property and how closing costs are paid.

What to know before the conversation.

Can this site tell me which loan I qualify for?

No. Qualification and product recommendations require an individualized process with an appropriately licensed mortgage professional and are subject to underwriting and applicable requirements.

Is submitting the consultation form a mortgage application?

No. The form is for coaching or general education inquiries. Do not submit Social Security numbers, bank statements, income documents, account numbers, or other sensitive loan-application information.

Where can I find independent housing counseling?

The U.S. Department of Housing and Urban Development and the Consumer Financial Protection Bureau provide tools for finding approved housing counselors. Links are included in the resources on this page and in the homebuyer article.
